The progressive corrosion of the steel nails used to fix roof tiles to the battens. Common on Leicester post-war estate housing in Braunstone and Eyres Monsell, where 1940s–70s galvanised nails have reached the end of their 40–60 year design life, leaving tiles unfixed and vulnerable to wind uplift.
The lead-lined internal channel where two roof slopes meet, carrying water from both slopes to the gutter. Original lead valleys on Leicester Victorian terraces are now 100–140 years old and reaching thermal fatigue, making valley failure the most common cause of persistent leaks on this housing stock.
The tile capping the apex of a pitched roof, traditionally bedded in mortar. Ridge mortar on Leicester properties erodes over 20–30 years through freeze-thaw cycling, causing tiles to loosen. South and west-facing ridges deteriorate fastest. Modern re-roofing uses maintenance-free dry-fix ridge systems instead.
Sheet lead used to weatherproof the junction between a roof and a vertical surface such as a chimney or wall. Code 4 lead is standard for step flashings and soakers; code 5 for valleys. Failed lead flashing at chimney junctions is a frequent source of winter leaks on Leicester Victorian terraces.
Glass Reinforced Polyester, or fibreglass — a seamless, rigid flat roof membrane with a 25–40 year design life. GRP is the standard recommendation for Leicester rear extensions and garages, outlasting felt several times over. It must be installed above 5°C, restricting application to roughly March–November.
A synthetic rubber flat roof membrane with a 30–50 year design life, bonded to the deck in large sheets. EPDM can be installed at lower temperatures than GRP, making it the practical choice for urgent flat roof replacement during Leicester autumn and winter, or on complex or irregular substrates.
