Why Ventilation Matters
A pitched roof with a cold void above the insulation — the standard Leicester domestic arrangement — needs cross-ventilation to prevent condensation on the underside of the roofing felt and structural timbers. Warm moist air from inside rises through the insulation into the cold roof void. When it meets the cold felt surface, moisture condenses. Without ventilation to carry this moisture away, it accumulates silently on timbers and felt, causing rot that is often only discovered when re-roofing exposes the consequences.

The Ventilation Standard
BS 5250 requires a minimum continuous 25mm ventilation gap at the eaves of a cold roof, with counter-ventilation at the ridge or a 50mm eaves gap where no ridge ventilation exists. The air path must run from eaves on one side across the void above the insulation to the opposite eaves or ridge. A blocked path — insulation against the felt, non-vented soffit, or insulation pushed to the eaves — eliminates the benefit.
How Ventilation Fails on Leicester Properties

Diagnosing Ventilation Problems on Your Leicester Property

From the roof exterior: older properties where the fascia and soffit appear to have been replaced at some point with a non-vented system — typically a flat soffit panel with no ventilation slots — have a closed eaves and are likely to have inadequate cross-ventilation.
